We are well known and respected in Tilehurst and Reading in general for the quality of our lettings service. The lettings team of Sarahjane Smart & Beth Westbury live locally and are very knowledgeable about property in the Reading area. With years of experience behind us, we have developed a great rapport with both our landlords and tenants.
We specialise in full property management and deal with a broad spectrum of homes in the lettings market around Reading. Our landlords look to us to find good, reliable tenants and for us to provide a fully inclusive, fuss-free, ‘leave everything to us’ service.

We can advise on the latest legislation, both local and national, so all parties are fully aware of their rights and obligations to ensure a trouble-free let. Our lettings team are supported in the property maintenance side of the operation by a team of local, reliable, price-sensitive workmen. In addition, we are happy to work with the landlord’s own preferred trades people if required.

Fee for service is 12% including vat of the first years rent
Inventory is chargeable ranging from £140-£190
Deposit Protection is Free of charge
Tenancy Agreement only – £ 600 Including vat

EPC – £75.00
Termination of the agreement between the landlord & agent is 2 months from when the rent is due.
N.B There are no additional compulsory fees or hidden charges!

One week’s rent (which will be deducted from the first month’s rent in advance)
This is to reserve a property. This will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 21 calendar days (or other Deadline for Agreement as mutually agreed in writing).
The amount of the deposit is subject to the following:
No more than 5 weeks rent where the annual rent for the tenancy continuance is less than £50,000.
Tenant fee to change the lease in any way is £50
We will take 1 weeks holding fee to secure the property and this will come off the first month’s rent.
