Optimistic Outlook for 2025 Tilehurst Property Market
The latest Land Registry House Price Index for December 2024 reveals that UK house prices increased by 4.6% over the past year, up from 3.9% in November. This places the average UK home at £268,000 – £12,000 more than at the same time a year ago. However, the month-on-month figures for December showed a minor decline of 0.1%, largely due to adjustments in the Land Registry’s reporting methodology.
For homeowners in Tilehurst, these national figures don’t always provide an accurate reflection of the local property market. Many sellers look to these statistics when researching the value of their homes, but regional variations play a huge role. For example, the North East of the UK saw the highest growth at 6.7%, whereas London’s market remained largely flat. The South East, which includes Berkshire, recorded a 4.4% increase over the past year, but this doesn’t capture the nuances of Tilehurst’s market, where demand is driven by families, first-time buyers, and those looking for more space outside of Reading’s town centre.
The average property value is also significantly higher in Tilehurst compared to the national average, so mortgage affordability is a far greater influencer for local buyers, than those in lower-value areas.
Another interesting statistic in the report is the variation in price growth by property type. Nationally, semi-detached homes saw the biggest annual increase at 5.6%, while flats and maisonettes rose by just 2.3%. In Tilehurst, where semi-detached and detached homes dominate, the market remains steady, particularly with continued demand from commuters seeking good transport links into Reading and London.
Although the Land Registry index reflects past data, it remains the most reliable measure of the housing market. Unlike lender-based indexes that only account for mortgaged properties, the Land Registry includes all transactions, including cash purchases, which make up around 40% of sales. This provides a clearer picture of market trends.

The number of available properties is at its highest in a decade, with 13% more sellers listing their homes than this time last year.
